In Rome, VM Group engineered and built a complex architectural envelope that represents the state-of-the-art in bioclimatic design. The project combines the excellent material quality of Impruneta Cotto, renowned for its frost resistance and densit, with the most advanced performance of a ventilated dry façade.


Comfort Engineering: Brise-Soleil and Thermodynamics

The main challenge was to transform a traditional material into an active solar control tool, capable of drastically reducing the summer heat loads of the Roman climate.

 

Excellent Technical Specifications:

  • Engineered Brise-Soleil Integration: We designed a solar shading system in fine brick that acts directly on radiation. This solution guarantees passive thermal comfort, aligning the building with the stringent standards required by ESCos (Energy Service Companies) to achieve the highest energy classes.

  • Laser Scanner Survey and Millimeter Precision: To ensure perfect alignment of the brise-soleil on large volumes, the substructure design began with a digital laser scanner survey. This eliminated any tolerance errors between the rough structure and the finished envelope.

  • Optimized Thermal Phase Shift: Thanks to the high thermal inertia of Cotto Imprunetino and the natural "chimney effect" ventilation of the cavity, the building benefits from optimized thermal phase shift, maintaining stable internal temperatures and reducing air conditioning costs.

  • Certified Rapid Anchoring Systems: To maximize construction site efficiency on large commercial spaces, we have adopted rapid mechanical fastening systems, while ensuring maximum static and earthquake safety.

The extensive redevelopment project carried out on this residential complex in Bologna is a benchmark for how a Multi-Material Ventilated Facade can revitalize urban aesthetics while reducing energy consumption. Over a 3,000-square-meter area, VM Group engineered a hybrid system that integrates the thermal mass of terracotta with the cutting-edge technology of Parklex treated natural wood.


Envelope Engineering: Hybrid System Management

The technical challenge of this project was coordinating two materials with profoundly different expansion coefficients and specific weights within the same façade system.


Technical Solutions Implemented:

  • Parklex & Terracotta Integration: We designed an aluminum alloy substructure capable of simultaneously housing the fastening systems for the Parklex engineered wood slats and the hooks for the terracotta elements. This synergy ensures a fluid facade free of structural thermal bridges.

  • Open Joint System and Dynamic Ventilation: The use of an open joint system allows for constant micro-ventilation in the cavity, promoting the natural elimination of water vapor from the interior and preventing the formation of mold and interstitial condensation.

  • High Density Thermal Insulation: The insertion of rock wool insulation panels, protected by the air chamber, ensures a drastic improvement in the building's thermal transmittance, bringing the condominium up to contemporary energy efficiency standards and increasing the market value of the properties.

  • Maintenance-Free Durability: Thanks to the surface treatment of the Parklex panels (resistant to UV rays and adverse weather conditions) and the natural durability of the terracotta, the envelope guarantees decades of longevity without the need for routine maintenance on the vertical surfaces.

  • Fully Concealed Anchoring Systems: To preserve the visual clarity required by the architectural concept, we adopted "invisible" mechanical fastening systems. Each terracotta slab is secured to the substructure without any visible elements, ensuring a continuous and architecturally pure surface.

  • Custom Sunshades Made from Original Molds: The distinctive feature of the building is the integration of sunshade systems made from original molds specifically designed by Architect Nardi. VM Group oversaw the engineering of these custom components, which act as active solar regulators for energy efficiency, giving the building envelope a unique identity.

  • Management of Artisanal Detail on an Industrial Scale: The complexity of the joints and the need to maintain millimetric tolerances across such a vast surface area required meticulous technical planning, blending industrial production capacity with the attention to detail typical of excellent craftsmanship.
