Our Technological Services
Thermographic Surveys with Drone

Thermographic analysis currently represents the most advanced, non-invasive standard for assessing the performance of building envelopes. We use professional drones equipped with high-resolution thermal imaging cameras (FLIR) to map the entire building surface quickly and without the need for expensive scaffolding.
This service allows us to identify with surgical precision any anomalies invisible to the naked eye: hidden thermal bridges due to incorrect insulation installation, rainwater infiltration behind the cladding, and incipient panel detachment.
At the end of the survey, we provide a detailed technical report certifying the actual energy efficiency of the delivered project or the state of health of existing buildings.
-
What it does: Identify heat loss, hidden thermal bridges, or water infiltration invisible to the naked eye.
-
Benefit: Certifies the quality of installation and insulation efficiency without the need for expensive scaffolding.
MAPEI Test Protocol (Bonding Systems)

In ventilated façades, structural safety is directly proportional to the load-bearing capacity of the anchor in the base substrate. VM Group integrates an in-situ experimental validation phase of mechanical resistance into its construction protocol, going beyond the limitations of simple theoretical technical data sheets.
Operational Test Protocol
Using a company-owned Hilti HAT 28 professional hydraulic puller, we perform static load tests to determine the pull-out resistance (pull-out test) on each specific type of substrate present in the building:
-
Reinforced concrete supports: Verification of loads on load-bearing brackets using high-performance mechanical or chemical anchors.
-
Load-bearing masonry and infill walls: Targeted tests on hollow bricks or thermal blocks to validate chemical fastening systems with a sock, precisely calibrating the anchoring depth and the required resin volume.
From Testing to Calculation Report
Our services go beyond technical execution:
-
Real Experimental Data: We provide the structural engineer with breaking or yield strength values measured directly on the existing masonry.
-
Design Support: This data allows for the preparation of an accurate Calculation Report, based on real safety factors and not on conservative estimates that could unnecessarily burden the substructure.
-
System Certification: We document the installation's compliance with the anchor manufacturer's specifications, providing the construction management with the assurance of a tested and safe system.
-
Competitive Advantage: The technological independence afforded by our proprietary equipment allows us to perform tests in real time, eliminating waiting times for rental or external technicians and ensuring immediate operational flexibility from the early stages of construction site setup.
Deformable structural bonding of ventilated facades with Mapei adhesives.

The evolution of modern architecture requires fastening solutions that combine impeccable aesthetics with top-notch mechanical performance. This is why VM Group chose Mapei's Ultrabond PB System H, the cutting-edge system for the "concealed" structural bonding of porcelain tile, HPL, aluminum, and fiber cement cladding.
Beyond Mechanical Fastening: Technical Advantages
Unlike traditional systems, deformable structural bonding transforms the façade into a dynamic system capable of:
-
Distributing stress: Eliminates point-specific stress peaks on the panels, distributing the loads (self-weight and wind pressure) across the entire surface.
-
Absorbing movement: The deformable nature of the adhesive compensates for thermal expansion and structural micro-oscillations of the building (vibrations, settlement, or seismic events).
-
Ensuring durability: Protects the metal substructure from galvanic corrosion and resists cyclical fatigue and atmospheric agents.
Validation and Site Testing Protocol
Safety is never assumed, but certified. In collaboration with Mapei R&D laboratories, VM Group follows a strict three-level testing protocol:
-
Preliminary Compatibility Tests: We test the chemical adhesion between the specific coating chosen and the substructure in the laboratory using tensile shear stress (Peel Test - ASTM C794).
-
Environmental Stress Tests: We subject the samples to 500 deformation cycles under extreme conditions (-20°C to +60°C) according to EAD 250005-00-0606 guidelines.
-
On-Site Verification (Pull-off Test): During installation, we perform quantitative tests directly on site with a portable dynamometer to validate the application's suitability under actual environmental conditions.
Technical Note: The system can be integrated with "passive" mechanical retaining metal hooks, combining the clean aesthetics of gluing with maximum safety in the event of fire, as required by the most stringent regulations.
IoT Structural Monitoring (see specific section)

We transform the building envelope into an "intelligent" organism capable of communicating its own health.
By integrating miniaturized IoT (Internet of Things) sensors within the façade's stratigraphy, we are able to constantly monitor critical parameters such as abnormal vibrations, gas leaks, micro-movements of mechanical fasteners, thermal changes, and residual humidity.
This data is transmitted in real time to a cloud platform, enabling predictive maintenance: we intervene before an anomaly becomes structural damage.
It is the definitive solution for managing large real estate assets and public facilities that require constant monitoring of the building's integrity.

-
Active monitoring: Constant detection of vibrations, micro-movements, and temperature variations.
-
Predictive safety: A system that "talks" and reports anomalies before they become costly problems.
Specialist Maintenance & Cleaning

The prestige of a ventilated façade made of stone, ceramic, or metal depends on its consistent maintenance.
VM Group offers scheduled maintenance plans designed to preserve the aesthetics and functionality of these high-quality materials. We use controlled-pressure hydrokinetic washing systems or osmotic techniques to remove smog, limescale deposits, and organic residues without damaging the surfaces or seals.
In addition to cleaning, our service includes a visual and instrumental check-up of concealed anchoring systems and finishing accessories.
This approach dramatically extends the lifespan of the architectural investment, maintaining the building's solar reflectance and decorum over the years.

-
Osmotic washing: Controlled removal of smog and limescale deposits without damaging the high-quality finishes.
-
Fastening check-up: Periodic inspection of concealed anchoring systems.
